Building Design Services Melbourne: Plan Around Approval Requirements
31 August 2026
Building Design Services Melbourne for projects needing clearer planning due diligence, permit documentation and fewer avoidable approval delays.
Michael Worth Projects provides building design services in Melbourne for residential and commercial projects, renovations and new builds. Before we develop a design, we look at the site, planning controls and likely approval pathway so avoidable issues can be identified early.
Start with Planning Due Diligence Before Drawing
The quickest-looking design is not always the easiest one to approve. A project can be affected by its zone, overlays, title restrictions, neighbourhood requirements or the type of development proposed.
Before committing to a concept, we recommend checking:
- Planning zone: Confirm which zone applies and what it allows or requires.
- Overlays: Identify heritage, flooding, bushfire, environmental or other controls affecting the land.
- Site constraints: Review setbacks, access, neighbouring development, orientation and existing structures.
- Project type: A renovation, single dwelling, extension or multi-dwelling development can follow different assessment pathways.
- Documentation needs: Establish which drawings, reports or consultant inputs may be needed before lodgement.
Victoria’s VicPlan planning map allows property owners and project teams to generate a planning property report showing the zones and overlays applying to a site.
Separate Planning Approval from the Building Permit
One of the easiest ways to create confusion is treating planning permission and a building permit as the same approval. A planning permit deals with whether and how land can be used or developed under the relevant planning scheme. A building permit addresses whether proposed building work complies with applicable building legislation and technical requirements.
Some projects need both, while others may require only a building permit. Where a planning permit is required, it normally needs to be resolved before the building permit process can be completed.
Our article on building permit rejection reasons explains common documentation and coordination problems that can slow the later permit stage.
Design Around the Controls That Actually Apply
Generic statements about “ResCode compliance” are no longer enough. Victoria’s residential development provisions have changed, and the standards that apply depend on the project, lot and planning controls.
Rather than forcing a preferred layout onto the property, we use the applicable requirements as design inputs. That can include building height, setbacks, site coverage, overlooking, private open space and other criteria relevant to the proposal.
Early investigation can also identify when specialist advice is needed. A heritage overlay, flood constraint or other site-specific issue may require additional information or external consultant input.
Do Not Assume Every Project Qualifies for Fast-Track Approval
Victoria has streamlined pathways for some eligible applications, including VicSmart and newer deemed-to-comply processes. These pathways can provide faster assessment where the proposal satisfies the applicable criteria, but they are not available to every project.
We therefore do not promise a ten-day approval or guarantee that a particular design will avoid further-information requests. Good design documentation can reduce preventable issues, but the responsible authority or building surveyor still controls the relevant assessment.
Our residential drafting services cover coordinated floor plans, elevations and permit documentation for projects progressing towards approval.
